Charlotte, NC

Inkwell Apartments exemplifies community collaboration and innovation. Standing four stories tall, it features ground-level retail and 65 residential units above, which helps maintain the charm of the NoDa arts district. The three retail spaces were designed for a traditional outdoor shopping experience.

In response to feedback from both clients and neighbors, extensive consultations were held to address concerns, resulting in plans that align with NoDa’s principles. In order to achieve the desired three story massing, Cluck set the units on the fourth floor back 14’ from the Main Street and Alley, and 6’ from the side street / side yard, which essentially hid them from view and created unique roof patios. Three affordable residential units ensured accessibility. Situated along a key route to the light rail, the project prioritizes pedestrian and cyclist-friendly amenities, including in-unit bicycle parking and innovative parking solutions like stackers and electric car ride-shares, which helps reduce parking needs.

Environmental sustainability was integral, with features such as solar power and ample natural light. Retail spaces were strategically designed, with one offering below-market rent to support local artists and small businesses.
